摘    要
近年来,随着市场经济的不断发展,我国房地产业不断扩张并在逐渐走向成熟,在国民经济中的地位日益突出。作为国家经济发展的支柱产业之一,房地产企业的发展不仅受国家的宏观调控的影响,同时对于带动当地经济增长有着不可替代的作用。房地产业具有许多不确定性,会给房地产项目投资开发带来风险。因此要想提高房地产开发的经济效益,需要在投资决策前科学的分析项目存在的的风险问题,进行风险评估并采取合理有效的措施降低风险。
本文通过探讨当前经济形势对我国房地产市场以及某市房地产企业造成的影响,了解了房地产企业的投资特点以及影响项目开发的风险因素,结合某市房地产企业的投资现状,分析了投资开发各个阶段存在的风险问题,最后针对某市房地产企业投资风险控制存在的问题做出相关的对策措施。

ABSTRACT
In recent years, with the continuous development of market economy, our country real estate industry and expanding in the gradually maturing, the position in the national economy increasingly prominent. As one of the pillar industry of national economic development, the development of real estate enterprises not only affected by the country's macroeconomic regulation and control, at the same time to promote local economic growth has an irreplaceable role. The real estate industry has a number of uncertainties, can bring risk to real estate project investment and development. So if you want to improve the economic benefits of real estate development, need scientific analysis of the project before the investment decision-making risk problems, risk assessment and take reasonable and effective measures to reduce risk.
