摘  要：本文采用实地访问法和文献调查法，以长沙市为区域，对比了2010年4.17新政出台前后长沙市楼市成交量、成交价格和交易者的影响。研究表明，新政出台后，长沙市楼市成交量大跌，随后小幅度上升，但远低于2009年水平，尤其对长沙市二手房有很大影响，4.17新政致使长沙购房者大部分采取观望态度，可见4.17新政对长沙市楼市有一定影响，最后探讨了我国房地产需要什么样的政策才能使其健康发展。

The Influencing Factors Of New Policy For Estate On Changsha city Real Estate Market
Abstract: his article dedicated to the research The New Deal ,the real estate taxes for the impact of the real estate market in Changsha City in resent years ,China’s real estate needs what kind of China’s real estate policies. This thesis is based on field visits and literature survey, as a reference in Changsha City Area. Compared transaction prices and impact of traders to 4.17 in 2010 before the New Deal of Changsha City the real estate market turnover .Studies show that the New Deal ,The Changsha City the real estate market turnover fell , then a slight rise ,but far below last year level. It has a great impact on second-hands housing of Changsha city. Most buyers are waiting new opportunities . Therefore , 4.17 New Deal have a certain influence in the real estate market of Changsha City.
